What First-Time Home Buyers Should Know About Property Red Flags in the Portland, Oregon Metro Area
Some houses greet you with charm.
This one greeted us with movement.
As we walked up the front path, the ground along the walkway seemed… active. Small holes lined both sides, and every few seconds, a tiny rodent head would pop up and disappear again like a suburban game of whack-a-mole. Bird seed was scattered generously across the yard, as if someone had decided to host a wildlife convention.
My client, a meticulous first-time buyer, was standing directly behind me as I wrestled the lockbox off the door. Her job was to monitor rat activity and make sure none followed us inside.
When the door finally opened, I heard the crunch.
I reached for the light switch. Nothing. Not because the power was off. There simply was not a working light in that room. I pulled out my flashlight, looked down, and realized the beautiful original hardwood floors were endlessly textured… with rat droppings.
To her credit, she was a complete trooper. We walked the floor plan. We evaluated the fireplace. We assessed the bones. On paper, this home had a lot going for it. New roof. Popular suburb. Strong resale potential.
In reality, the rats were the headline.
Here is the thing. As unpleasant as moments like this can be, the job does not stop. You still evaluate structure. You still assess the layout. You still determine what is cosmetic and what is consequential. Then you decide whether remediation is a project… or a warning sign.
Needless to say, this one came off the list quickly. Your first home should not begin with a biohazard.
My feedback to the listing agent included a gentle recommendation for an exterminator.
Properties remain nameless to protect the innocent. And occasionally the not-so-innocent.
